Estate Flow™ looks after your irrigation so you never have to think about it. No dead patches, no shocking water bills, no broken head you find before we do. The Watch is complimentary for Scapes Full Service clients across our service area.
Estate Flow™
The first you hear of a broken head is that it is fixed.
Water is the part of a landscape nobody sees until it goes wrong. A head cracks, a valve sticks, a zone runs all night, and you find out from a brown patch or the water bill.
Estate Flow turns that around. Your system is watched, tested and repaired before it becomes your problem. When something breaks, the first message you get says it is already fixed, with a photo.
There is no monthly fee. You pay once for the install, twice a year for the seasonal visits, and for a repair only when one is needed.
How It Works
Four parts, one system.
Your system, made smart.
We install a Rachio Pro controller and a wired flow meter, audit every zone, map it, and record a baseline with photos. The equipment is yours from day one.
We see it before you do.
Every alert from your controller comes to us. The flow meter tells us when water is moving where it should not, and we act on it. Complimentary for Scapes Full Service clients.
Spring Wake-Up. Fall Wind-Down.
Twice a year we test every zone, adjust heads and schedules for the season, and send you a written report with photos. Sometimes the best report is that the system is working exactly as it should.
Scheduled, fixed, photographed.
When an alert confirms a repair, the zone stays off and the repair goes on the schedule in the next open slot. You choose a pre-approved repair limit when you sign up; anything under it is fixed, photographed and charged to your card on file, and anything over it gets an estimate first.
The Price
Simple, and no monthly fee.
The Install, $695 once. Systems up to 16 zones on a 1″ or smaller mainline, indoor or outdoor. The Rachio Pro controller, a wired flow meter, the full system audit, zone mapping, commissioning and baseline photos. Larger systems and pump starts are quoted separately.
The Watch, complimentary. For Scapes Full Service clients.
Seasonal visits, $150 each. Spring Wake-Up and Fall Wind-Down, on the same day as your maintenance visit.
Repairs, only when needed. Within a limit you set, with a photo of every repair.
Estate Flow™ is for clients on Signature Cut™, Estate Groom™, or Sentinel Service™.
We do not look for something to charge for every month. We look for what the landscape actually needs. Sometimes the best report is that the system is working exactly as it should.

What does Estate Flow™ cost?
$695 once for the install, $150 for each of the two seasonal visits a year, and repairs only when something needs fixing. There is no monthly fee.
Is there a monthly fee?
No. Estate Flow™ is not a subscription. You pay for the install, the two seasonal visits, and any repair the system actually needs.
How does the repair limit work?
When you sign up, you set a pre-approved repair limit, and you can change it any time. Repairs under it are scheduled, fixed, photographed before and after, and charged to your card on file. Anything over it, we estimate and talk with you first.
Who owns the equipment?
You do, from the day it is installed. If you ever leave Scapes, the controller and flow meter stay with your home and we remove our access.
I already have a Rachio. Do I still need the install?
Estate Flow™ runs on the Rachio Pro Series with a wired flow meter. If you have a standard Rachio, we upgrade you to the Pro for the same $695, and you keep your old controller.
Something is broken now and I am not in Estate Flow™. Can you help?
Yes. Book a Flow Diagnostic™, our irrigation service call: a $185 flat visit that covers every zone run and up to one hour on site, plus parts. If you want us watching the system from then on, that is Estate Flow™.
Who can join Estate Flow™?
Estate Flow™ is available to Scapes maintenance clients enrolled in Signature Cut™, Estate Groom™, or Sentinel Service™. It brings professional irrigation monitoring and management into the care of your property, ensuring the landscape receives the attention it deserves, above and below the surface.
