The Premise
Good landscapes
are not rushed.
The industry runs on speed. Sketch, install, leave. Hand off to maintenance. No one is on the property at year ten.
Scapes is structured the opposite way. The process moves in three named phases — Conceive, Construct, and Care — and the same studio carries the project through all three. The designer signs off on the planting. The foreman maintains what he installed. The arborist who sited the tree visits the tree.
The process is slow on purpose. The result is a property that is still recognizable as a Scapes property at year twenty.
Haste builds twice. Patience builds once.
The drawing takes the time the drawing takes.
What is done right is done deliberately—and done one time.

The Anatomy

Each phase has its own rhythm, its own deliverables, and its own people — but the studio is one. Nothing is handed off.
A conversation, then a drawing.
The first phase is a conversation — a walk, a notebook, and an honest read on whether we’re aligned. If we are, what comes back is a hand-drawn concept from J’s own hand. Not cut-and-pasted CAD. Eraser marks, second thoughts, and rethinks all left visible, because that is what thinking looks like. It arrives with a proposal to carry us to the next phase, and it is reviewed in person, on the property, in the light it will be lived in.
Built once, built right.
Hardscape on properly cut sub-base. Drainage cut before plants are placed. Irrigation buried, zoned, and weather-aware. Specimen material hand-selected from the Rain Lady Nursery. Lighting composed for dusk, not for the catalog. Foreman on site every day. Photographs at every milestone.
The same standard, every season, for life.
Estate maintenance held to the standard the property was built on. Quarterly arborist reviews. Seasonal resets. Storm response. Scapes ICU™ when a hard season hits. The Sentinel Service for travel-season oversight. Year one, year ten, year twenty — same studio, same standard.
Year ten begins where year one ended.
Scapes properties are designed to be revisited. The annual portrait is on the calendar. The planting calendar is updated for the season. The specimen tree planted in year one is photographed against the property in year ten — and the design returns to the table when the property is ready for its next chapter.
